The film centers around Anna Faktorová, the owner of a suburban house who enforces strict rules that make life difficult for her tenants. Among them is Gustav, a parasite and thief who betrays others while maintaining a good rapport with Faktorová. Zajíček, an old bachelor and pawnshop clerk, moves into the attic and develops feelings for his neighbor, music teacher Věra Hronová.

As the story unfolds, various tenants navigate their challenges, such as grocer Mejstřík, who fears for his shop's future and spiritualist Šoltys, who faces consequences for his activities. The film humorously depicts the conflicts and relationships that arise in a shared living space, culminating in jealousy and intrigue surrounding Zajíček and Věra.
